This is a great time for anyone looking for funding!. Businesses, developers, landlords or house builders, if you are on a low rate with an older Mortgage, (eg 1.4%pa, Int/Only), don't lose it. You can keep it and still raise funding.

AND you can still get it with a minimum of fuss- especially those 'difficult' cases.

1) Projects from £30,000 (UK Only)

Key points:

  • No computerised credit scoring
  • No 'reams of paperwork' eg 3 years accounts etc
  • No VAT returns
  • No proof of income
  • Decision within 24hrs

Borrowing is secured on your assets- eg your property, yacht, antiques, fine wines, a buy to let portfolio as a whole, classic cars, etc 

  • No need to remortgage - the existing lender can stay in place
  • Loans from £30,000
  • the old maximum of £3 million is now lifted. ***
  • Up to 80% Loan to Value of the asset.

  • For any purpose
  • (including business expansion, buying more property, refurbs, etc)
  • Interest can be rolled up -
  • (with nothing to pay each month to protect your cashflow)
  • Reduced rates are now available.

Example Case 
A facility was secured for a new developer to start their first project. They wanted to build 12 holiday cottages. They had not needed credit in the past so had no credit history. They had been looking for funding for 2 years - before they were referred to us. The project was able to start in March 2017.

2) Large Projects (UK and International )

Total funding requirement can be for either a project or a series of projects eg:

  • Property developments
  • Renewables (wind, solar etc) , Energy projects ( gas, electricity) etc
  • Infrastructure, Schools, Hospitals etc
  • Building or renovating Hotels, Resorts, Leisure complexes etc
  • Working Capital, Business Expansion etc
  • Typical Interest 2.25% pa fixed for the term
  • Term 10 years
  • International or UK based projects.

Normally funding can be in place within 28 days from agreement in principle subject to providing the Lender with the required information.
